A multi-disciplinary Environmental Services Consultancy engaged in all aspects of Mechanical, Electrical, Public Health, Communications and Vertical Transportation.

Founded in 1954, the Practice has been involved in four thousand seven hundred environmental engineering projects in the United Kingdom and overseas.

The Practice is experienced in all aspects of modern environmental engineering services, particularly those related to high technology buildings. It takes pride in designing installations which are simple in design, achieve a good working environment, are easy to use and maintain and are economical in operation.

The Kut Partnership is a client orientated Practice with close Partner contact being maintained throughout each project from inception to completion. Quality Assurance of the installations is monitored by a supervisory team with appropriate feedback to the Design Engineers.

Forty years experience in the Commercial Property industry has established an in-depth knowledge of the Planning, Costing, Building Procurement Systems through from conception, Option Appraisal, Design, Construction to Commissioning and Setting to work. The Practice offers innovative flair, coupled with good solid quality design and experienced the contract management, with in-house specialists in all aspects of Environmental Engineering and Building Services.

Computer techniques and modelling are employed where appropriate for the analysis and design of Building Envelopes. The Practice undertake research into specialist environmental aspects for specialist projects, as required by Clients.

Technical Support

Property owners, lease holders, project managers, facility managers, contractors, property managers and allied professionals call upon the Practice to provide simple ad hoc technical support to assist expeditious resolution to every day property problems. The personalised service by the Partners enables their expertise and experience to be made available promptly in the appraisal of problems relating to building services and the built environment.

Condition and Dilapidations Surveys

Many property surveyors and property managers benefit from prompt and competitively priced surveying service which enhances their ability to service the requirements of their clients. This is particularly critical in the handling of sales or letting or in the favourable settlement of end-of-lease negotiations.

The Kut Partnership have 40 years experience in Condition and Dilapidation Surveys.

Property Maintenance

	The Partnership provides technical support to many property management groups in handling the upkeep of the mechanical, electrical, public health and lift installations within their portfolios. To obtain the best deals available for their clients the Practice prepare contract documents and obtain tenders for maintenance works followed by the monitoring of the contractors' performance. This creates circumstances conducive to a good standard of maintenance at a competitive price and with the minimum of client disruption. Guidance is given on issues such as the following:
	i)	Sick Building Syndrome
	ii)	Health & Safety at Work Act as it relates to the office environment dealing with Regulations that came into effect on 1st January ‘93.
	iii)	Legionella and wet cooling tower and domestic water supply risk assessment and maintenance.
	iv)	The replacement of refrigerants to comply with recent European Guidelines and UK legislation.

Energy Management

With the imposition of legislation, the issue of energy conservation for the property industry and energy consumption is seen to be a further area of expertise required by the property management sector.

The Practice have the expertise to assist by providing an energy management service including auditing, surveying and monitoring performance. This service exposes energy wastage and identifies the best method for the introduction of maintenance measures to achieve worthwhile energy conservation.

The Kut Partnership are approved to provide guidance on energy conservation by the Energy Design and Advice Scheme (EDAS) and the Energy Management Advice Scheme (EMAS) where grants can be obtained for consultancy services.

Contracts are now available from energy supply companies. The Partnership can assist by obtaining the best deal available.

Fitting Out/Refurbishment/Listed Buildings

The Partnership have an ongoing workload in fitting out and refurbishment of commercial property. There are many of these works carried out in Listed Buildings.

Over recent years The Partnership have handled such property as The Lord Mayor of London's Mansion House; Australia House for the Australian High Commission; The Royal Society of arts; The House of Commons Library; Palace of Westminster Members Accommodation; Hampton Court Royal Palace; Purey Cust Nuffield Hospital York. And many others.

Fitting out and refurbishment of premises to meet the specific requirements of a tenant demands a sympathetic understanding and an attention to detail that is not commonly available in the building service industry. However, the personal attention of the partners does provide this service and meets the needs of the most discerning clients.

Dealing Rooms

This is an area of specialism that The Partnership have developed over recent years in handling the fitting out of accommodation to create an environment suited to the frantic activities of world trade. Air conditioning, cabling infrastructure, harmonic suppression and uninterrupted electrical power supplies, are essential services in a dealing room demanding an in-depth experience which the Practice can make available to their clients.
